region. The county includes key towns such as Kentville and Berwick, which act as economic and service hubs for
the surrounding communities. This regional growth highlights a stable and gradually expanding population base
within Nova Scotia’s Annapolis Valley.
While the household income in Kings County varies significantly depending on location, the county-wide median
household income was $51,850 in 2011, while more urbanized towns have since reported higher figures—with
Kentville reporting $68,500 and Berwick reporting $60,400 (both as of 2020). These disparities suggest stronger
economic performance in municipal centers compared to rural areas. Income levels in the county are generally
close to or slightly below the provincial median, reflecting the mixed economy of agriculture, education, and healthcare services.

With a population of 48,599 according to the 2021 Census, marking a 3.1% increase since 2016, Lunenburg County demonstrates a modest yet positive upward trend despite being in a predominantly rural area. Townships such as Bridgewater (population ~8,790) and Mahone Bay (population ~1,064) serve as regional hubs. In fact, Bridgewater stands out as the largest town on the South Shore, while Mahone Bay has seen notable growth, being one of Nova Scotia’s fastest-growing municipalities as of the 2016 census.
The data for two-or-more-person households in the Lunenburg indicates a median total income of $83,000 and a median after-tax income of $72,500 in 2020, demonstrating a substantial increase from the median household income in 2011, which sat at $48,154. These figures suggest significant growth in recent years for this humble county.

Bridgewater represents one of the most strategically important assets in Sigma Auto’s portfolio: a spacious, well-situated property with strong market fundamentals and the potential to become a flagship South Shore retail and logistics hub once upgraded.
